Commercial Air Conditioning, Done Properly from Day One

Commercial air conditioning is not the same as fitting a unit in someone's home. The systems are bigger, the stakes are higher, and the moment it fails, it is not just uncomfortable; it is costing you time, energy, and a lot of money.

Whether you are running a restaurant kitchen at full pace, managing an office block, operating a server room that cannot go above 25°C, or fitting out a new retail space from scratch, the air conditioning has to work reliably, and it has to be right for your specific building.

Koolmax has been designing, installing, servicing, and repairing commercial AC systems for 14 years across the UK, covering a wide range of industries and building types. We handle the whole job, from the initial survey and system selection through to installation, commissioning, and long-term maintenance. If you need commercial ac sorted, you are in the right place.

Industries We Cover

Every building type has different demands. We size, install and maintain systems built for yours.

01

Offices and Corporate Buildings

Poor air quality and uncomfortable temperatures reduce staff productivity by up to 10%. We install and maintain systems that keep your team focused and your workspace compliant year-round.

02

Restaurants and Commercial Kitchens

Kitchen environments run hot, and ventilation requirements are strict. We design systems that handle the heat load, keep dining areas comfortable, and stay compliant with food hygiene regulations.

03

Retail and Shopping Centres

Customer dwell time drops sharply when a space is too warm. We work with retailers of all sizes, from single-unit shops to large retail estates, to create a consistent, comfortable shopping environment.

04

Data Centres and Server Rooms

A server room that overheats is a business emergency. We install precision cooling systems that maintain the tight temperature and humidity tolerances your equipment demands, with no margin for error.

05

Hospitals and Health Care Facilities

We install and maintain systems built to healthcare specifications, so your facility stays compliant, your patients stay safe, and your CQC inspection does not uncover an HVAC problem.

06

Schools and Educational Buildings

Studies show students perform measurably better in thermally comfortable classrooms. We work with schools, colleges, and universities on full system installation and planned maintenance programmes.

07

Gyms and Leisure Facilities

High occupancy and intense activity generate significant heat. We size and install systems built for the unique demands of gym floors, changing rooms, studios, and reception areas.

08

Supermarkets and Food Retail

Maintaining the right ambient temperature is not just about comfort; it is a food safety requirement. We understand the operational constraints of food retail environments and work around them.

09

Warehouses and Industrial Units

Large open floor areas with fluctuating occupancy need systems that are efficient to run and simple to maintain. We handle warehouse cooling for both staff comfort and product storage requirements.

Koolmax Commercial AC Services

Design and Installation

If you are fitting a new system, replacing an old one, or expanding into a new space, this is where we start. We survey your building, specify the right system for your heat load and layout, manage the full installation, and commission everything before we leave. We work with all the major commercial system types, including VRF, split systems, multi-split, rooftop units, and air handling units. The job is finished when it is working exactly as it should. Our installation teams operate across the UK, so wherever your premises are located, we can manage the project from survey to sign-off.

Maintenance and Repair

If you already have a system and you need it to keep running properly, this is the service for you. We offer planned preventive maintenance contracts that reduce the chance of unexpected failure, and we provide emergency repair cover for when something goes wrong. Regular maintenance extends equipment lifespan and keeps your system running at the efficiency it was designed for.

Why a Perfectly Running Commercial AC System Matters More Than You Think

01

In Healthcare Environments, AC Is an Infection Control System, Not Just a Comfort System

Hospital wards, operating theatres, and isolation rooms require precise air pressure differentials, specific air change rates per hour, and temperature tolerances that are governed by NHS HTM 03-01 guidelines, not by what feels comfortable to the people in the room. A positive-pressure theatre that loses its pressure differential due to a failing AC unit becomes an infection risk before the surgeon notices a temperature change. For healthcare facilities, AC system failure is not a facilities management issue; it is a clinical governance issue, and it needs a contractor who understands the difference between comfort cooling and critical environment control.

02

A Struggling AC System Costs You Before It Fails

Most commercial AC systems do not fail suddenly; they degrade slowly while drawing more electricity to deliver the same output. A system running at 70 percent efficiency because of a dirty coil or a low refrigerant charge is adding to your energy bill every single day without triggering an obvious fault. By the time it stops working entirely, it has already cost you far more than the service call that would have caught it six months earlier.

03

Staff Productivity and Comfort Are Directly Linked to Air Temperature

Research consistently shows that office workers in thermally uncomfortable environments are measurably less productive, and that effect begins well before temperatures become extreme. In a retail or hospitality environment, customer behaviour shifts the moment a space becomes too warm, dwell time drops, complaints increase, and repeat visits fall. Your AC system is not a comfort luxury; it is an operational asset that affects revenue and performance every day it is running.

04

A Single AC Failure in the Wrong Environment Can Shut You Down

A server room that exceeds its thermal threshold takes equipment offline within the hour, and the cost of that downtime is measured in lost transactions, data risk, and emergency IT recovery. In a food retail environment, ambient temperature directly affects food safety compliance, and a failed system during a hot spell can trigger a hygiene incident before the working day is out. The consequences of AC failure are not the same in every building, but in the wrong one, they are severe and immediate.

05

Poor Specification Creates Problems That Cannot Be Fixed by Maintenance Alone

An AC system that was sized incorrectly for the building it serves will underperform regardless of how well it is maintained, because the fundamental mismatch between system capacity and building demand cannot be serviced away. Oversized systems short-cycle, fail to dehumidify properly, and wear out faster than correctly sized alternatives. Getting the specification right at the start is the single most important decision in the entire process, and it requires a proper survey, not an estimate based on floor area.

Not Sure Which Service You Need?

That is exactly what the first call is for. Tell us what your building is, what you are experiencing, and what you are trying to achieve, and we will point you straight to the right service. No pressure, no upsell, just a straight answer so you can make the right decision.

Frequently Asked Questions

How do I know if I need a new installation or just a repair?

It depends on the age and condition of your system. Under 10 years old, performing poorly, and the fault is isolatable — a repair is almost always right. Over 15 years old, breaking down repeatedly, or running refrigerants no longer legally serviceable (R-22, for example, has been banned for years) — replacement is likely more cost-effective. We tell you which makes sense and give you the reasons, not just a quote.

What types of systems do you work with?

All commercial system types: VRF (Variable Refrigerant Flow), split and multi-split, rooftop packaged units, cassette units, ducted air handling units, and precision cooling for data centres and server rooms. We work with all major commercial brands. If you have a system we have not mentioned, call us and we will confirm we cover it.

Are you accredited and fully compliant?

Yes. All our engineers are F-Gas certified — a legal requirement for commercial refrigerant work in the UK. We are SafeContractor-accredited and REFCOM Elite registered, so you can bring us onto any commercial or managed site without additional vetting, confident the work is done legally and to the correct standard.

How do I get a quote, and what do you need from me first?

The quickest way is to call us directly. For an accurate quote we need your building type, the approximate floor area of the spaces to be cooled, what the space is used for, and whether you have an existing system or are starting from scratch. In most cases we will visit the site first — a number given without a survey is not one you can rely on.

We are a tenant, not the building owner. Can we still commission an installation?

Yes, but you will need landlord consent before any permanent installation work, and we advise getting it in writing before you spend anything. We can help you understand exactly what the work involves so you can present it clearly. Many landlords are supportive once they see the installation adds value to their asset.

How long does a commercial AC system last if properly maintained?

A well-specified, regularly serviced commercial system typically lasts 15 to 20 years. The ones that fail at 8 or 10 years were almost always undersized for the space or missed their maintenance schedule for years. The maintenance contract is not an upsell — it is the single biggest factor in whether you get a decade of reliable use.

Can you work outside business hours to avoid disrupting our operation?

Yes. We schedule installation and maintenance work around your trading hours and operational constraints, and confirm the programme before anyone arrives. Evening and weekend visits are planned from the start for businesses that cannot afford downtime — just tell us your constraints on the first call and we build the schedule around them.

What if our system breaks down and we cannot reach our current contractor?

Call Koolmax directly. We cover commercial AC faults across all major system types and manufacturers throughout the UK, so you do not need an existing contract with us. Give us the make, model and a description of what the system is doing, and we will tell you on the call whether we can attend and how quickly.
